Job Announcement: Property Maintenance and Painter

Objective: Hire a full-time employee to lead Patricia Place Apartment’s maintenance to ensure properties are healthy, clean, and safe places to live throughout the 4 downtown apartment buildings located near 5th and Water Street.

Candidate qualifications: Attention to detail, experience with professional painting standards and practices, experience with basic residential maintenance, positive customer service oriented including an emphasis on professionalism. Must have basic knowledge of the English language, clear communication written and verbal, and the ability to operate Microsoft Office Applications, as well as other online management software programs.

Position Responsibilities:  

  • Lead all tasks associated with the apartment turnover process, including but not limited to painting, trim repair/replacement, cleaning of the patio, filter replacement/cleaning, repair/replace blinds, and anything else as needed.

  • Perform the general maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance.

  • Respond to resident/management requests and work orders for common community areas, buildings, and units in a timely manner.

  • Ensure all repairs and replacements are necessary for community common areas and units.

  • Assist with the scheduling and performing all maintenance/repair-related and turnover activities.  

  • Participate in the daily clean up of the exterior of the community including grounds, breezeways, and all common areas.

  • Inspect grounds, buildings, and other community features daily to identify, minimize and correct hazardous property conditions or liability concerns.

  • Report any observed violations of property rules and regulations.

  • Utilize property resources, equipment, and supplies economically.

  • Manage inventory of supplies, replacement products, and equipment.

  • Perform top-tier, attentive, professional customer service.

Typical tasks to be expected:

  • Pressure washing throughout the four properties.

  • Snow and ice mitigation and removal as needed.

  • General upkeep/repair of building exterior grounds (litter removal, weed removal)

  • General upkeep/repair on the interior including but not limited to repairing trim, paint touch-ups, and changing light bulbs (interior and exterior.)

  • Leaf and debris removal by entrances and parking garage.

  • Garbage removal for all three buildings.

  • Maintain well-organized and property maintenance storage area.

  • Carpet shampoo common areas.

  • Deep clean/maintain the mini split heating and cooling systems.

 

This position is an hourly position. The starting pay scale is $22 per hour with the ability to increase with positive performance reviews after the probationary period, this is a full-time position at 40 hours a week with benefits optional, and the position is able to earn paid time off. This position can be flexible, mainly operating Monday through Friday within the 7 am to 6 pm time frame. Occasionally weekends during the busy season (June-September.)
